The first scenario doesn't work. It's 90 days in schengen out of any given 180 day period. There's no enddate at which a "first" 180 day period stops and a new one begins, but it's a rolling window, which begins and ends every single day. So with Travel 20 days in Greece + Travel 90 days in Schengen at the end, there'd be a 180 day period in which you'd be in Schengen for 110 days.
Both the 2nd and 3rd scenario look fine. (Although do note that the 90 days are including arrival and departure dates, so you generally need to spend one more dy outside of schengen then many people would normally count.)
To me that does not make travel any easier but more complicated having to track the days like that. But none the less we will make it work.
A question though, why do none of these people I've contacted give a concrete straight answer?
Why are all these people, people that should definitely know the exact rules, not have a clue as to what the Schengen is??
I ask because we've looked at busabout for travel around Europe, and their season runs from May-October (6 months) and I called to enquire about their ways around Schengen since they offer a 6 month stay, and they didn't have a clue.
Busabout is connected with Contiki tours.
Theoretically, Croatia should join the EU on July 1st 2013, so that would put that area within the Schengen.
(I say 'theoretically' because there's always a possibility we'll manage to mess it up )

Perhaps because they are private agencies who are little interested in anything but extracting money from you and not officialdom

If we were looking at spending a month in Croatia from June 1-July 1, would this then still count as 30 days outside of Schengen?
I guess, since the date of Croatia's entry into EU is July 1, and that's after the period you mention. I'm suggesting you ask about this at the Croatian Embassy or Consulate, but like I've said, we 'should' enter EU on that date -- but you never know what might happen with politics.
I'm afraid I don't know much about this visa-related stuff regarding EU since I don't need visas for European countries, sorry.
